Any structural or layout change in the building needs a proper structural drawing to ensure that the modification does not cause any stability issues to the structure.

 

Most of the old structures don't have any drawings on them. Some have only layout plans. There is a requirement for creating as-built drawings for these structures.   

With its range of instruments like total station, rebar scanners, laser meters etc. Aaryan site team prepares as-built architectural and structural drawings, that represent the as-is condition of the building.

Aaryan as-built drawings are used by leading consulting firms, clients and statutory bodies for further analysis and decision-making.

CEILING AUDIT

The condition of the ceiling is a major cause of concern as it is prone to falling and injuring the people seriously occupying the space. A chunk of concrete falling from a height of 3 meters (10 feet), weighing a few kgs, can have potentially fatal consequences. 

As the reinforcement gets corroded, it pushes the concrete in an outward direction. With a thin cover concrete (the space between the concrete surface and rebar), the chances of concrete falling off the ceiling increase exponentially with corrosion.

The primary reason for corrosion acceleration is age, carbonation and leakages. 

Aaryan has a unique method to conduct ceiling audits for exposed ceilings and the ones that are covered with false ceilings to ensure the safety of the occupants. this includes visual inspection and special acoustic instruments to assess hard-to-reach areas. At times, co-relation with thermal inspection is also done. 

 

We recommend that ceiling audits be done near all wet areas, common areas and areas prone to leakages.  Buildings that are old, are also in urgent need of ceiling audits as a chunk of concrete could fall on someones head anytime.

Depending on the inclusions and exclusions of the insurance policy, the claims are then validated by surveyors and settled by insurance companies.

STRUCTURAL STRENGTHENING

As requirements for the use of space change, the loading on the structure also changes. Typical examples are the installation of new machinery, change of use of a building from say residential to commercial, and addition of floors.

 

Sometimes, the original drawings are not available. In this case, Aaryan  generates the as-built drawings from scratch using its "As Built drawing system"

 

The modeling is done on an as-is basis and then on a to-be basis. the gaps in the modeling are then converted to a strengthening scheme, which is optimized for costs and performance.
